Grade I listed building surveys in Essex

Grade I listed building survey

Listed building surveys often reveal far more than is apparent from the outside. In the above case most of the original Medieval features were concealed behind Georgian remodeling and later alterations. But up in the roof void were all the Crown posts and smoke blackened timbers from the original open hall. Understanding the building and its historic significance is an important part of our listed building surveys. Examining the materials used over time and how they are working with the original construction is also essential before recommending appropriate conservation and repairs. Are there any obvious non-compliant repairs and alterations; this may need further investigation to follow the trail back to obtain a conclusive answer. If there has been non-compliant work, we then assess the potential remediation costs that will pass with the title to the new listed property owner.

In the above case we carried out a pre-purchase listed building survey for this 16th Century, Grade II* listed building in Hertfordshire. Originally an open hall house with cross wings; later alterations, extensions and new front wall. After completion of the purchase we provided practical building conservation advice for initial repairs to the building. We then obtained listed building consent for other extensive repairs and alterations; this included a measured survey, existing and proposed drawings, a heritage statement and impact assessment, project management advice and conservation monitoring.
